APPROACH TO A PROJECT
By effective Planning & Scheduling, we can compress project schedules and costs further, without compromising on the quality of the project and also can able to save cost to our CLIENTS at various stages as below.
The detailed scope of work outlines the approach that SCE adopts for a project is as below:
Pre Construction Stage:
- Develop project brief in consultation with CLIENT to define the project requirements. This document will act as the base document for the project implementation and also for obtaining the designs from respective Consultants.
- Support the client in selecting & Appointing the Consultants as per requirement of the projects
- Monitor & Coordinate with all Consultants for their agreed scope & deliverables
- Conducting the design coordination meeting to finalize the designs
- Critically examine the design by the Architects and other consultants with respect to the design brief, the cost in various materials and equipment, their delivery, ease of maintenance, etc.
- Review the Documentation & approve for Architectural, structural, interior design and Electro mechanical works such as Plumbing, Fire fighting, Electrical, ACMV & IBMS etc….
- Monitoring & Coordinating the Statutory approvals / Building Permits Process from Authorities for availing mandatory sanctions
- Audit of the BOQ by external Quantity Surveyor, critical examination of the Fiscal and Commercial terms and Conditions in the Tender Documents
- Preparation of an initial Cost Plan and Summary Budget, in accordance with the approved concepts.
- Providing Legal Document verification and allied services with associates
- Monitoring the preparation of Good for Construction (GFC) drawings & specifications by the consultants and vetting the same against CLIENT requirements.
- Value engineering & alternatives.
- Preparation of an overall Master Project Schedule, Tender Event Schedule, Design Program and Initial Construction Program.
- Review & prepare the contract documents from the consultants, monitors the tendering process
- Initiate the tendering process by inviting the various contractors’ as per capability (present & past) experience of the service provided.
- Evaluate the offers, technical & commercial negotiation to finalize and award the contracts to prospective consultants, contractors and vendors.
- Prepare organization structure & Team Building as per the needs as per Cliental needs
- Support Client in the recruitment of various staffing needs by identifying the existing staff.
Construction Stage:
- Conduct the ‘kick off’ project meetings to facilitate total project review
- Establish the meeting structure and frequency; lay down procedures for convening, and recording meetings and action notes for circulation & distribution of information
- Establish the appropriate channels of communications with members of the project team and the Client
- Overall control of the site where the works are to be carried out.
- Prepare & monitoring / tracking of Master Construction Schedule which synchronizes with the Sales & Marketing. Finalize “catch up” plans in case of any delay
- Prepare and monitor the project master cash flow on agreed budgets & Cash Flow tracking
- Quality Monitoring and Audits: Complete supervision on site of all the works packages in accordance with pre-agreed Quality Assurance Plans
- Establish a long lead items schedule and advise latest order dates
- Managing, reviewing and administering contracts with contractors and service providers on a regular basis in appraising them including terms and conditions, modifications (change control), penalties / incentives...etc. according to sourcing strategy and management standards to improve the quality and timely completion of the project
- Issue Change Orders upon instructions from Client.
- Check & Certify the vendor bills for the payment as per contractual terms
Post Construction Stage:
- Closely Monitor the testing and commissioning of the equipment installed in the project
- Collation of As-Built Drawings and O&M Manuals and handover to client
- Prepare the Snag lists and ensure to address the same by vendors
- Prepare the final account bill certification for the vendors and submit to Client
- On advise of Client, prepare the completion certificate
